Seal Coating

Seal coating plays a very important role in protecting asphalt from the atmosphere and from ultraviolet rays which accelerate the deterioration of the asphalt.

Seal coating is applied on the surface of the asphalt, and it can be applied either by a squeegee, broom, or machine. It is suggested that you apply seal coating every 2 years or so after paving depending on the condition of the asphalt. Seal coating also provides an appealing black surface that is superb for painting stripes or alternative markings.

Seal coating is honestly the cheapest thing you can do to make your asphalt last, and it’s the one maintenance step people skip most often. Around here in Clark County, our asphalt takes a beating from UV in the summer and constant rain the rest of the year, and both of those break down the binder in asphalt over time if there’s nothing protecting it. A seal coat is basically a barrier against that — it keeps water, oil, and gas from soaking in, and it slows down the oxidation that makes older asphalt turn gray and brittle.

We’ll sweep and clean the surface first, fill in any small cracks, then apply the coating and let it cure before it’s ready for traffic again — usually about a day depending on weather. If your lot hasn’t been coated in a few years, it’s worth having someone look at it before we start, since a seal coat over asphalt that’s already badly cracked doesn’t do much good on its own. That’s really more of a crack repair job first, then seal coat after.

We do this for driveways, church lots, and commercial properties throughout Vancouver, Battle Ground, Camas, Washougal, and the surrounding area, and it’s usually the last step after paving or repair work, or just routine maintenance every couple years to keep asphalt looking good and lasting as long as it should.
