Vancouver is the largest city in Clark County. It’s also where we do the most work, everything from a single driveway in an older neighborhood off Fourth Plain to a full parking lot for a warehouse out near the airport. A city this size means we see the whole range: routine driveway paving, big commercial jobs that need to be striped overnight so a business doesn’t lose a day of parking, and plenty of pavement that’s just old and needs attention.

Soil is a real factor here. Vancouver sits close enough to the Columbia that a lot of properties have clay-heavy ground, and clay doesn’t drain the way sand or gravel does. That changes how we approach grading before we pave. Get it wrong and you’re looking at standing water and cracks within a couple years. We’ve fixed enough of those mistakes on other contractors’ work to know what happens when the base prep gets skipped.

The work itself splits pretty cleanly by neighborhood. Out toward Fisher’s Landing and Cascade Park it’s mostly residential: driveways, HOA lots, an occasional church parking area. Closer to downtown and along Mill Plain and Fourth Plain, you’re dealing with older commercial buildings that often still have their original asphalt and need repair or crack sealing. Near the airport and the industrial stretch by the river, it’s bigger lots built for delivery trucks and heavy daily traffic.

Scheduling matters more in a city this size than it does out in the county. Commercial striping jobs usually happen early morning or over a weekend so a business doesn’t lose customers. For a homeowner, we just work around whatever fits your week.
